What are Lis Pendens?
Also known as Pre-Foreclosures, Lis Pendens is the initial stage
of the foreclosure process where the lender files legal action in
court informing all concerned that certain property is the subject
of litigation as a result of the owner’s failure to pay as
agreed.
What are Sales?
This is the process where the clerk of court in the county where
the property is located holds an auction to sell the property to
satisfy the outstanding balance, fees and other costs owed to the
lender.
How current are
the foreclosure cases?

Does your foreclosure
listings include all liens, judgments, mortgages, etc.?
No. No foreclosure listing service can legitimately answer yes
to this question unless they do title searches on all the properties
that they list. It is always the rule of thumb to get a complete
title search on the property in question by a qualified title company.
How do you calculate
the equity?
If the property is in the Lis Pendens (Pre-Foreclosure) stage,
the equity amount that we provide is based on the difference between
the balance owed on the note and the assessed or market (if available)
value as determined by the county ‘s appraiser’s office.
If the property is in the Sale (auction) stage, the equity amount
is based on the difference between the final judgment amount owed
and the assessed or market value as determined by the county ‘s
appraiser’s office. The equity amount is only given to give
you a general idea whether the property may have a negative or positive
equity amount. You are encouraged to seek traditional methods of
determining the actual value. (Examples: appraisal, sales history
in the area, mortgage brokers, etc).
What are the payment
options?
In addition to PayPal, we accept
personal checks, bank checks and money orders. However, there may
be a waiting period if paid by personal check until the check clears,
unless satisfactory creditworthiness has been established by us
in which case you will receive instant access once we receive the
check.
Besides needing
Internet access, do I need any other equipment?
The only thing that you may need is
Macromedia Flash Player to view our animations on the Home page,
but that is your option. There is an option to view the page without
the animations.
Are there any other
ways that I can receive the foreclosure listings?
Yes. We have the capabilities of faxing, mailing, or e-mailing
